Inside One Rincon Hill
January 23, 2008

An owner of a one-bedroom at One Rincon Hill recently went up to their new condo and snapped these photos, which they posted online. I’m just as underwhelmed by the finishes and overall look of the apartment as you probably are — but let’s face it, the ORH is about views, not flooring.
Any other excited ORH owners care to share photos of their new residence? Please send them to damionmatthews@gmail.com
$9.9MM Mansion on Craigslist?
January 14, 2008

There are a lot of creative ways to market an $9.9 million property — private showings, using it to host lavish charity events, using it as an interior design showcase. One of the more unusual ways of doing it, however, is to put it up on Craigslist.
This attractive home at 2174 Green Street is one of only eight properties in San Francisco currently priced over $10 million, and consists of 9 bedrooms and 10 bathrooms. A unique property indeed. Here is how it was described at Craigslist:
Excellent Home for Entertaining: This home is Elegant and can be sold with all of its beautiful furnishings. It has a large Formal Living room, Large Formal Dining room, two Kitchens on the Main floor. Its 9 Bedrooms and 10 Bathrooms will accommodate house guests comfortably.
The school district is excellent and a great neighborhood to raise children.
The Home is one block to Fillmore and Union Street Shopping, Dining, and Nightlife. Walking distance to the Marina, San Francisco Bay, Golden Gate Bridge, Presidio Park, Chestnut Street, Fort Mason, Chrissy Fields, and Fisherman’s Wharf.

1170 Sacramento Featured in SFis
January 8, 2008

One of my favorite buildings, 1170 Sacramento, located at the top of Nob Hill, was featured this month in SFis, the SF Chronicle’s full-color style magazine.
Carolyne Zinko’s piece, “Cloudlike Abode High Above Sacramento Street,” takes us into the dreamy 15th floor apartment of architect Andrew Skurman and his wife Francoise.

Skurman transformed the 2,000 square foot residence into a one-bedroom apartment with a huge living area to showcase their collection of art, which includes large paintings by Alessandro Twombly and Damien Hirst. They worked with Orlando Diaz-Azcuy in the design, which features lacquered walls and silver leaf ceilings.

For those who are interested in living at 1170 Sacramento, a similarly sized condo as this on a higher floor sold in April 2007 for approximately $2.3 million.

Distress Deals
January 7, 2008
Though San Francisco is still not a big foreclosure market, there are more deals available to buyers looking for a distress sale (short sales, REO sales, etc..) than ever before, especially in the condo and loft market. Here are current listings I’ve been able to find that seem to have “motivated” sellers. There’s a total of 13 listings in the area East of Van Ness (including Russian Hill, Nob Hill, South Beach, SOMA, etc..); and 8 of the listings are lofts. They’re all priced under $1 million.
Some highlights — how about a two-bedroom for under $600,000, or a three-level loft for $625,000?
For more information, or for a showing, contact Damion Matthews at damionmatthews@gmail.com or call (415) 595-9876.
Note: While these listings are available to the public via the MLS, information pertaining to short sale or REO status is usually found in a section that’s only available to agents/brokers.
